Home Inspection Process



When you purchase a home, it's often recommended that you have a home inspection done. In fact, a typical Agreement to Purchase Form will include a standard preprinted clause with respect to home inspections. This is one of the most common conditions in an offer to purchase a property. When real estate markets are extremely active and you really want a particular home, skipping the home inspection and not placing this kind of condition in an offer can be tempting. Before you make the decision, consider the benefits of a home inspection.
If there is a Seller Property Information Statement (SPIS), you may receive a copy and have a general sense of comfort about the history of the property. However, you should keep in mind that the person selling the home may not be aware of property defects and that the information provided in the SPIS is based only on their personal knowledge.
Similarly, the broker or salesperson representing you in the transaction may have the experience to identify visually obvious defects, but underlying problems can exist. 

A qualified and experienced home inspector will examine the major systems in the home such as:
  • Electrical
  • Roofing
  • Plumbing
  • Heating/Air Conditioning
  • Foundation
  • Septic Systems
Many home inspection companies encourage you to attend the inspection and ask the inspector questions during the process and about the results of the inspection. The decision is yours to make, but you will be better informed and able to assess whether or not you want to invest in any upgrades or repairs that might be needed
RECO does not regulate home inspectors. For information about home inspectors and home inspection services you can speak to your real estate broker or salesperson or refer to the Canadian Association of Home & Property Inspectors website or the Ontario Association of Home Inspectors website.

SEPTIC SYSTEM INSPECTIONS
Ontario's Ministry of the Environment recommends that home buyers have a septic system inspected prior to finalizing a sale on a property. This condition may also be requested by your financial institution. A time of sale inspection may help protect you against future unexpected costs. The inspection process might involve pumping the tank and examining the leaching bed for any signs of problems. A septic system inspection may be conducted by a licensed septic system installer, a licensed sewage hauler or a professional engineer.

Top 13 Small Cities In Canada


Yes, there’s a city of the same name just across the river in Michigan. They are joined by an international bridge, and have a joint history that goes back to the 17th century. Because of the accord between the U.S. and Canada, they function almost as one city. Rapids on the St. Mary’s River impede navigation at this point. Great Lakes shipping traffic uses the busy Soo Locks, and small recreational boats transit a canal on the Canadian side.

Spring Décor Trends: Bring the beach house home


(NC) Why wait any longer for the full colour of spring?
While the trees thaw and the sun is shining earlier in the mornings, most of us admit we are eager for more. So why not a fresh coat of paint inside your home? It might just be the quickest way of banishing the winter doldrums to give you a fresh start to spring.
Though do-it-yourself painting is one of the least expensive options to spruce up your home, choosing the right colour palette can be a daunting and nerve-wracking task. Not all homeowners have access to a professional designer's eye, so for ease with choosing colours, Para Paints has released what they call their Colour Trend Palette Postcards for 2014. This tool is formatted as a handy passport and all of the trends evoke a sense of escape from the icy cold winter.
One palette, or colour trend destination is called Beach House, which suggests leading with a cheerful and sunny yellow, like Para's chosen colour of the year, Plantain Chips (PF52), and matching it with grey neutrals. Adding accent colours of bright blues and greens provides the perfect complement to create an overall seaside inspired room.
Another tropical option can be found in Island Escape, a palette built around Tahitian Pearl (PF65), a dark and vivid South Sea teal. This colour made a strong showing last year and continues into 2014, especially when paired with bright berry shades and vibrant oranges, while offset with a neutral white.
These newest palettes provide the inspiration for refreshed and rejuvenated rooms without the guesswork of choosing complementary colours.
”It can be expensive to completely redo a room, so the trick is to find a starting point for a colour refresh in your existing décor scheme,” says Garry Belfall, the senior brand manager at Para Paints. “The 2014 Colour Trend Palette Postcards are designed to help people see how vibrant colours and complementary neutrals can work together.”
It can be as simple as switching out one or two of your colour choices from an accent wall, rug, or even couch cushions. It can make a world of a difference.

Moving? Don't forget to pack your insurance


(NC) Moving doesn't happen every day and this makes it a stressful experience when trying to remember all of the requirements, big and small. Protecting one's belongings with insurance, for example, is often overlooked and it could lead to unforeseen costs if any of our valuables are lost or damaged.
“Insurance may be the last thing on your mind during a move,” says Ryan Michel, spokesperson for Allstate Insurance Company of Canada. “But you need to make sure your items are protected both in transit, and when you arrive.”
It's important to consider whether your insurance will protect you at both your current residence and new residence, and whether your policy covers your items while they're on the move. If you're considering moving some items to temporary storage for a period of time, remember that coverage provided by these facilities is limited and your items may only be protected for 30 days. It's best to ask your personal insurance provider about what to do in specific circumstances.
If you're moving in the near future, consider these tips from Allstate Canada:
• Set up your home insurance in advance so that you are protected as soon as you take possession of your new home. You might also need to consider insuring your home during the final stages of construction.
• Make a checklist of all your belongings. Note both the condition and value of each item and even take photos if you can.
• If you are using professional movers, confirm the company has insurance in case your belongings are damaged during the move.
• As you're unpacking, check that items have not been lost or damaged. If they have, contact your insurance company right away.

2014 will be a good year to buy, Ontarians say


The New Year has brought a renewed sense of optimism for a majority of Ontarian investors who are planning to capitalize on favourable economic conditions during 2014.
Forget about the icy conditions sweeping across the province, the Ontario market is proving a very big hotspot for many opportunistic investors.
Two in three Ontarians are intending to buy a home in the next two years, thanks to ‘good’ economic conditions, according to a new survey by the Ontario Real Estate Association (OREA). Many investors are also looking to cash in on these favourable market conditions, with six in ten planning to sell up by the end of 2015.
Consumers seem to be echoing a similar sentiment for the 2014 real estate market. Prospective buyers and sellers in particular are also more likely to believe the overall economy is strong, which may be why they’re considering buying or selling their home in the next two years,” says Sean Simpson, vice president, Ipsos Public Affairs.
While the current low interest rate and positive consumer sentiment is fuelling this short-term optimism in real estate, around 50 per cent of those surveyed say they believe the market will continue to strengthen within the next ten years.

The Best Ever Upside Down Roast Chicken


Ingredients
3 – 6 lb free range whole chicken* 2 medium/large onions 2 large carrots 2 celery stalks 1 lemon 6 cloves garlic 1 tbsp olive oil** Handful of fresh herbs (for example rosemary, thyme, basil and cilantro Salt and pepper Preheat oven to 450 degrees.

Chop onion, carrots, celery and 5 garlic cloves. Make a bed for the chicken in the bottom of a roasting pan. Rinse the chicken in cold water. Slice remaining garlic clove into 4 pieces. Make 4 slits in the lemon and insert the garlic cloves. Insert the fresh herbs and the lemon with the garlic in the chicken cavity. Rub tablespoon of olive oil outside chicken, add salt and pepper. Place chicken upside down in the roasting pan on top of the vegetables. (By placing in oven upside down, the moist darker meat juices will trickle into the white meat making it very moist).
Keep oven at 450 for a 1/2 hr then reduce to 350 degrees for about 2 hours or until done.
*Free range chicken is so much better than grocery store chicken. Find a local farmer and buy a chicken. Once you taste the difference you will know what I mean. This chicken was purchased from the Sault Ste Marie farmers market. This chicken was from:

Tips for a stress-free dinner party


(NC) Even for the most sophisticated home chef, preparing for a dinner party is a major challenge. While fresh ingredients are the foundation of a great recipe, it may mean numerous trips to the market when you can least afford the time.
So how can you keep your stress level at a minimum without sacrificing the freshness of your meal? Celebrity chef, Lynn Crawford, tells us how:
Embrace the season: Take advantage of what the season has to offer. The autumn harvest produces some of the most delicious and rich vegetablesof the year, so theme your menu accordingly. Not only will seasonal produce be the freshest and most readily available at the grocery store, it's also the height of flavour and nutrition.
Let your menu be your guide: Whether you're shopping at home by picking herbs from the garden or making a trip to the grocery store, be sure to cross reference your menu with your grocery list to avoid any last-minute ingredient runs.
Shop in advance: It is possible to shop early without compromising taste or texture of your fresh fixings. Today, you can get refrigerators that actually help keep your food fresher, longer. For example, retailers tell us that KitchenAid refrigerators with the Preserva food care system uses innovative technology to keep your fridge and freezer at optimal humidity and temperature level to extend and maximize the freshness of your food.
Do your prep work: Avoid creating a menu that requires everything to be prepared and served immediately. For example, choose a dessert recipe that can be made a day ahead. Individual components for salads can also be prepared in advance – simply toss together and dress immediately before serving.
It is possible to avoid pre-party stress and focus on what you love most – the cooking and the entertaining.
